South eastern Melbourne · REC 29126
Property maintenance and compliance for Melbourne's South East.
Electrical maintenance for property managers, strata and body corporates, and small commercial businesses. Work orders answered within 24 hours, switchboard and RCD testing done properly, and fixed rates agreed before we start. The electrician who quotes is the electrician who does the job.
Rate card
Request the South East Property Manager Rate Card.
Fixed rates for work orders and testing, agreed before any job starts. Tell us a little about your portfolio and we'll send the rate card through, usually within one business day.
Response within 24 hours
Send a work order and James responds within 24 hours with a time booked. Faults, repairs, lighting, power and smoke alarm replacement, carried out by the electrician who scoped it.
Switchboard and RCD testing
RCD testing to AS/NZS 3760, switchboard inspections and labelled schedules, with results recorded so you have them on hand for insurers, landlords and audits.
Rates agreed up front
Call-out and labour rates are set on your rate card before we start, so every invoice matches what you expected. No surprise fees, no mystery line items.
01 / The job
One registered contractor, one point of contact.
Managing properties means chasing tradespeople, explaining the same job twice, and waiting on invoices that don't match the quote. We keep it simple: you send a work order, James responds within 24 hours, and the same licensed electrician who scoped it carries it out.
Every job is priced against a rate card agreed with you up front, so there are no surprise call-out fees or mystery line items. You get a clear record of what was found and what was done, and a Certificate of Electrical Safety wherever the work requires one.
For commercial sites we also handle switchboard inspections and RCD testing, logged so you have the records on hand when your insurer, landlord or auditor asks.
Emergency? Burning smells, sparking or a hot switchboard: call 0414 157 006 rather than sending a work order.

02 / How we work
Four steps, no surprises.
The same process whether it's a single power point or a full rewire.
-
STEP 01
We come and look
For anything beyond a simple repair we attend in person. Quoting a switchboard from a photo helps nobody.
-
STEP 02
You get a fixed price
Itemised, in writing, with what's included and what isn't. If we hit something genuinely unforeseen, you hear about it before we proceed.
-
STEP 03
We do the work
Arriving when we said, drop sheets down, dust managed, and the site left clean at the end of every day — not just the last one.
-
STEP 04
You get the documentation
Certificate of Electrical Safety, a labelled board schedule, test results, and warranty details. Filed, not verbal.

04 / Questions
Asked often.
How do we send you a work order?
Email it to info@npjelectrical.com with the property address, tenant or site contact, and a description of the issue. Photos help. Once your rate card is set up, you can send work orders straight through without needing a new quote each time.
What does the 24-hour response mean?
Every work order gets a response within 24 hours, with a time booked for the job. Genuine safety issues get priority. If something is urgent, call us rather than emailing.
Do you test RCDs and switchboards for commercial sites?
Yes. We test RCDs to AS/NZS 3760, inspect switchboards, and record the results so you have them for your insurer, landlord or auditor. We can set up a regular testing schedule so nothing lapses.
Are you licensed and insured?
Yes. NPJ Electrical Services is a Registered Electrical Contractor, REC 29126, with full public liability cover, and we issue a Certificate of Electrical Safety for every job. Our licence and ABN are in the footer and on every quote we send.
